Seahawks fan's gesture rebuffed by Green Bay mayor

By The Associated Press

Sept. 29, 2012 9:00 p.m.

Green Bay - A Seattle Seahawks fan is trying to smooth things over with Wisconsin after the disputed touchdown call that decided Monday night's Packer game.

Rudy McCoy-Pantoja Jr., a landscaper in Seattle, says he wanted to send local beer, smoked salmon and kringles to Green Bay's mayor, but Jim Schmitt wouldn't accept it.

His office says the mayor doesn't participate with gift exchanges during the regular season.

So McCoy-Pantoja Jr. put his finger on his globe to find a different Wisconsin city and decided on Delavan in southeastern Wisconsin.

Delavan Mayor Mel Nieuwenhuis agreed to exchange gifts. He plans to send six or 12-pack of Miller High Life, cheese and fresh venison he hunted himself.

McCoy-Pantoja tells the Green Bay Press-Gazette someone needed to be positive on this story.

Women's Swimming and Diving Class of 2016 Announced - Yale ...

September 29, 2012

NEW HAVEN, Conn. ? The Yale women's swimming and diving team will turn it up to 11 this season as they welcome 11 new Bulldogs to the squad.?

Eight swimmers and three divers have been added to the roster, meaning the team is bringing in nearly three times the number of athletes that graduated last spring.? Last season the Bulldogs said goodbye to three swimmers and one diver, the latter being captain Rachel Rosenberg '12.? With one diver leaving and three more being added in this group of incoming freshmen, Chris Berg?re's diving squad will double this year.? The role of captain, meanwhile, is back on the swimming side as senior Joan Weaver will look to lead the team to a successful season.

In addition to this new group of freshman athletes, the Bulldogs also have a new coaching staff this season.? Jim Henry was brought on to replace Cristina Teuscher as Yale's Robert J.H. Kiphuth Director of Swimming and Diving after coaching for six years at the University of Texas.? Joining him is Danielle Korman, who will serve as assistant coach at Yale following a four-year stint at Johns Hopkins.

"It is an honor to have been chosen as the women's swimming coach at Yale," said Robert J.H. Kiphuth Head Women's?Coach Henry.? "August and September have been months of discovery and hospitality at Yale for the new coaching staff.? Coach Korman and I look to build upon the strong history and tradition of success in swimming and diving at Yale. We are excited about this team's positive energy and commitment to the program.? Coach Berg?re and the divers will be a tremendous asset to the team throughout the year.? Our seniors have demonstrated in the month of September that they will lead, and the incoming freshmen bring a focus and work ethic that benefits the entire group. We are all fired up for the first official day of practice."

Of the eight swimmers in the Class of 2016, three competed at the U.S. Olympic Team Trials in Omaha, Neb., this past June.? Five of the 11 are high school All-Americans.? Here is a closer look at this year's freshman class:

Romney adviser: Obama likely to win Denver debate | KDVR.com ...

Posted on: 7:19 am, September 28, 2012, by Will C. Holden, updated on: 07:20am, September 28, 2012

President Barack Obama and his GOP challenger Mitt Romney will meet on the debate stage at the University of Denver on Oct. 3, 2012. (CNN)

President Barack Obama and his GOP challenger Mitt Romney will meet on the debate stage at the University of Denver on Oct. 3, 2012. (CNN)

Washington (CNN)?? If it wasn?t already clear that Mitt Romney and his allies are trying to lower expectations heading into next Wednesday?s debate against President Obama in Denver, the campaign is now making it official.

In a memo about the debates distributed to campaign surrogates and provided to CNN on Thursday, longtime Romney adviser Beth Myers outlines a series of reasons why the president is likely to emerge as the winner of the first debate.

Among them:

  • President Obama is ?widely regarded as one of the most talented political communicators in modern history.?
  • ?This will be the eighth one-on-one presidential debate of his political career. For Mitt Romney, it will be his first.?
  • ?Four years ago, Barack Obama faced John McCain on the debate stage. According to Gallup, voters judged him the winner of each debate by double-digit margins, and their polling showed he won one debate by an astounding 33-point margin.?

Myers argues that Obama will ?use his ample rhetorical gifts and debating experience to one end: attacking Mitt Romney.?

?We fully expect a 90-minute attack ad aimed at tearing down his opponent,? she writes in the memo.

Pushing back against emerging conventional wisdom, Myers concludes that the debates will not, in fact, decide the election: ?It will be decided by the American people,? she says.

Read the full memo below:

From: Beth Myers, Senior Adviser
To: Interested Parties
Date: September 27, 2012
Re: 2012 Presidential Debates

In a matter of days, Governor Romney and President Obama will meet on the presidential debate stage. President Obama is a universally-acclaimed public speaker and has substantial debate experience under his belt. However, the record he?s compiled over the last four years ? higher unemployment, lower incomes, rising energy costs, and a national debt spiraling out of control ? means this will be a close election right up to November 6th.

Between now and then, President Obama and Governor Romney will debate three times. While Governor Romney has the issues and the facts on his side, President Obama enters these contests with a significant advantage on a number of fronts.

Voters already believe ? by a 25-point margin ? that President Obama is likely to do a better job in these debates. Given President Obama?s natural gifts and extensive seasoning under the bright lights of the debate stage, this is unsurprising. President Obama is a uniquely gifted speaker, and is widely regarded as one of the most talented political communicators in modern history. This will be the eighth one-on-one presidential debate of his political career. For Mitt Romney, it will be his first.

Four years ago, Barack Obama faced John McCain on the debate stage. According to Gallup, voters judged him the winner of each debate by double-digit margins, and their polling showed he won one debate by an astounding 33-point margin. In the 2008 primary, he faced Hillary Clinton, another formidable opponent ? debating her one-on-one numerous times and coming out ahead. The takeaway? Not only has President Obama gained valuable experience in these debates, he also won them comfortably.

But what must President Obama overcome? His record. Based on the campaign he?s run so far, it?s clear that President Obama will use his ample rhetorical gifts and debating experience to one end: attacking Mitt Romney. Since he won?t ? and can?t ? talk about his record, he?ll talk about Mitt Romney. We fully expect a 90-minute attack ad aimed at tearing down his opponent. If President Obama is as negative as we expect, he will have missed an opportunity to let the American people know his vision for the next four years and the policies he?d pursue. That?s not an opportunity Mitt Romney will pass up. He will talk about the big choice in this election ? the choice between President Obama?s government-centric vision and Mitt Romney?s vision for an opportunity society with more jobs, higher take-home pay, a better-educated workforce, and millions of Americans lifted out of poverty into the middle class.

This election will not be decided by the debates, however. It will be decided by the American people. Regardless of who comes out on top in these debates, they know we can?t afford another four years like the last four years. And they will ultimately choose a better future by electing Mitt Romney to be our next president.

Lieberman: Abbas Just Wants to Blame Israel

Israel cannot make peace with the Palestinian Authority while it is led by Chairman Mahmoud Abbas, Foreign Minister Avigdor Lieberman said. Lieberman spent his time at the United Nations General Assembly last week meeting with dignitaries from around the world and ? despite previous backlash ? told them that Abbas is the primary obstacle to peace.

Abbas is uninterested in, and incapable of, providing true leadership, Lieberman accused. Instead, he seeks to use his PA chairmanship to travel the world and incite against Israel, while using Israel as a scapegoat for problems at home, he continued.

Lieberman noted that Israel recently moved to save the PA from financial collapse, a gesture which Abbas repaid with a virulently anti-Israel speech in which he accused Israel of ethnic cleansing and collusing to murder and abuse Arabs.

If the international community truly seeks a treaty between Israel and the PA, it must reject Abbas, he concluded.

Lieberman also discussed the Iranian nuclear program with his foreign counterparts. Iran?s behavior on the international scene is barbaric and threatens peace everywhere, he declared.

If Iran?s nuclear development is not stopped, he said, it will mean the international community has completely lost its power of deterrence.

EPA to appeal ruling on mining water-quality rules

CHARLESTON, W.Va. (AP) ? The Environmental Protection Agency says it will appeal a federal judge's July ruling that it overreached by setting up water-quality criteria for mountaintop removal mining operations in several Appalachia states.

EPA filed notice of intent Thursday to appeal the ruling by Judge Reggie Walton in the U.S. District Court for the District of Columbia.

Last year, the EPA revised 2010 standards by tightening guidelines on the practice of dumping waste from surface mine blasting into valley waterway. The National Mining Association sued, and West Virginia and Kentucky joined the lawsuit.

Walton found the EPA infringed on state regulators' authority to permit mines using federal clean-water and surface-mining laws.

His ruling was one of several setbacks to the EPA in its attempt to crack down on mountaintop removal coal mining.

TEXT-S&P summary: Jardine Strategic Holdings Ltd.

(The following statement was released by the rating agency)

Credit Rating History:

Local currency Foreign currency

17-Jul-2008 A-/-- A-/--

28-Oct-2001 BBB+/-- BBB+/--

===============================================================================

Rationale

The rating on Jardine Strategic Holdings Ltd. reflects the group's diversified businesses

across Asia, its good to strong competitive positions in key operating segments, and strong cash

generation. The Jardine group's conservative financial management, low leverage, and strong

liquidity and financial flexibility support the rating. Jardine Strategic's significant exposure

to Indonesia (BB+/Positive/B; axBBB+/axA-2), and potential large investments and capital return

initiatives temper the above strengths.

We take a consolidated view when analyzing Jardine Strategic and its ultimate parent,

Jardine Matheson Holdings Ltd. (not rated). As of June 30, 2012, Jardine Matheson owns

82% of Jardine Strategic, which owns 55% of Jardine Matheson. We fully consolidate the key

operating companies, and exclude the financial services debt of the group's 50%-owned

Indonesia-based conglomerate PT Astra International Tbk. (BBB-/Stable/--; axA-/--) in

our analysis. This is because this debt is non-recourse to Astra, and is backed by receivables

and hire-purchase vehicles. In our view, the risk management of Astra's finance companies is

satisfactory, and their leverage is well below the regulatory ceiling. These finance companies

are also managed separately from the conglomerate and they raise funds mainly from the local

bond and banking markets.

The Jardine group's large exposure to Indonesia constrains the rating. A significant share

of the group's profits is from Astra. In the past three years, Astra accounted for at least a

quarter of the group's operating profit. In our view, the business environment in Indonesia has

improved but remains volatile compared with other key Asian economies in which the group

operates. We believe the group's exposure to Indonesia will remain significant given Astra's

continued investments in the country.

We view the Jardine group's business risk profile as "satisfactory," as defined in our

criteria. The group has a diversified portfolio of businesses across Asia. Most of its operating

companies have good market shares or strong market positions in their respective businesses. The

Jardine group also has a record of good profitability through business cycles. In the past three

years, its profits have grown steadily with an average return on capital of 11%, which is

stronger than similarly rated conglomerate peers.

The Jardine group's strategy for growth remains conservative, in our view, despite the

group's increasing investments in China and some countries in Southeast Asia. The group mainly

focuses on bolt-on acquisitions or internal growth to improve the market positions of its

existing businesses. We do not expect the group to significantly deviate from its current

strategy. The group has made some share repurchases and increased its shareholdings in several

group companies as part of its capital return initiatives. We believe these investments are

modest given the group's low leverage and strong cash position. We expect the group to continue

to retain large surplus cash while funding its capital expenditure and investments on a measured

basis.

In our view, the Jardine group's financial risk profile is "modest," as our criteria define

the term, supported by its consistently strong cash flows and large surplus cash position. On a

consolidated basis, the group's ratio of funds from operations (FFO) to net debt has been well

over our downgrade threshold of 40% over the past three years. In 2012-2013, we expect the group

to maintain good profitability and large positive free operating cash flows. In our view, the

Jardine group has a diverse portfolio of businesses in Asia, which we believe will be resilient

to a global economic slowdown. In our base-case scenario, after factoring in higher borrowings

for new investments and capital spending than in 2011, we expect the group's ratio of FFO to net

debt at about 60% and EBITDA net interest coverage at about 9.0x in 2012.

In our view, the Jardine group's corporate governance is fair. The Keswick family has a

strong influence on the board although they own a small stake in Jardine Matheson. We believe

the group's good transparency and its consistent conservative financial management mitigate the

risk.

Liquidity

The Jardine group's liquidity is "strong," as defined in our criteria. We expect its sources

of liquidity to exceed uses by 1.5x or more in the next 12 months. Our assessment of the group's

liquidity profile incorporates the following factors and assumptions:

-- Liquidity sources include cash and cash equivalents of about US$4 billion as of June 30,

2012, our projected FFO of about US$4.5 billion-US$5.0 billion for the next year, and committed

banking facilities available for drawdown of about US$4.0 billion.

-- Liquidity uses include short-term debts due in the next 12 months of US$2.2 billion

(excluding financial services debt), projected dividends of US$1.2 billion, and estimated

capital expenditure and working capital needs of US$4.5 billion-US$5.5 billion.

-- We expect the group's net liquidity sources to remain positive even if EBITDA declines

more than 30%.

We believe the group has sufficient capacity to absorb a low-probability high-impact event.

In our view, the group has good capital market standing and strong banking relationships to

support its financial flexibility and provide additional liquidity.

The group's various operating companies raise funds on their own and the group does not

guarantee the debt of its subsidiaries and affiliates. The bank loan covenants on Astra and

Hongkong Land Holdings Ltd. (A-/Stable/A-2; cnAA/cnA-1) are fairly loose, and we

believe these companies will remain in compliance with their financial covenants in 2012 and

2013.

Outlook

The stable outlook reflects our expectation that the Jardine group will maintain its

consistent and conservative financial management and generate satisfactory cash flows. The

outlook also reflects our expectation that the group will maintain a disciplined approach to

investments, capital spending, and capital returns, such that its liquidity and leverage remain

appropriate for the rating.

We may lower the rating if: (1) the group's expansion and acquisitions are more aggressive

than we expected; (2) shareholders' returns initiatives are more substantial than we

anticipated; and (3) profitability is significantly weaker than we expected. Our downgrade

triggers could be a ratio of FFO to net debt of less than 40% or EBITDA net interest coverage of

below 7x on a sustained basis.

We may raise the rating if the group's business risk profile improves materially because of

greater geographical diversification, lower concentration of profits from Indonesia, and a

strong and sustained improvement in profitability in the next 12-24 months.

Bank of England urges banks to raise capital from markets

LONDON (Reuters) - British banks should take advantage of any lull in euro zone turmoil to tap markets for fresh capital to bolster their defences, the Bank of England's Financial Policy Committee said on Thursday.

The minutes of the FPC's September 14 meeting add urgency to its existing call for banks to raise capital, saying banks should tap outside investors for capital instead of simply relying on curbing bonuses and keeping back profits.

"Recent improvements in market conditions should help in that respect, with the options including debt conversion and the issuance of suitable contingent capital instruments as well as conventional equity," it continued.

Britain's relatively well-capitalised banking sector is confident of meeting targets under the Basel III rules brought in since the 2008 financial crisis, but they also face risks ranging from legal cases around the Libor interest rate fixing scandal to a wobbling domestic economy and property sector.

Analysts said investors were still leery of banks, noting the difficulties some European banks had in tapping markets. There has also been mixed investor appetite for Royal Bank of Scotland's forced sale of insurance unit Direct Line.

"The senior management of banks are also not incentivised to raise new equity capital. It would impinge on the wealth prospects of senior management due to dilution, and the new equity would probably be raised at a significant discount," said Vivek Raja, a banks analyst at Oriel Securities.

The British Bankers' Association had no immediate comment.

The committee said banks had made only "limited progress" in building up their capital cushions, partly because profits were being hit by the weak economy, payouts for mis-selling and other conduct issues.

HSBC, Lloyds, Barclays, Royal Bank of Scotland and Santander's UK arm will end up paying the bulk of an estimated 10 billion pounds in compensation for mis-selling loan insurance.

"The committee judged that these factors were likely to provide a continuing drag on banks' earnings, diminishing their ability to build capital internally," the FPC said.

The FPC said it would consider giving banks more precise individual guidance on how much capital to raise at its next meeting.

EURO ZONE EXPOSURE

British banks still had exposures to the most vulnerable euro zone countries that totalled 70 percent of their core regulatory risk buffer, and should use calmer market conditions to sell this type of risky asset, the FPC said.

The FPC met just after the European Central Bank had appeared to agree to purchase debt from embattled euro zone countries such as Italy and Spain, helping to bring down high interest rates.

But since then the reluctance of Spain's government to formally ask for a bailout has put the project on hold, causing euro zone peripheral bond yields to climb back up above critical levels.

The 11-member FPC held its first meeting in June last year, and issues guidelines to tackle broad threats to the stability of the British financial system, rather than problems specific to one firm. From next year, it will have statutory powers and sit at the top of Britain's financial regulatory structure.

However, the Bank is keen to balance a safe banking system against the need to ensure that it lends to businesses and households, as it says a lack of lending is one thing that has held back Britain's recovery from the 2008-09 financial crisis.

The minutes of September's FPC meeting said policymakers had a "range of views" about the existence and strength of any trade-off between tighter regulation and greater UK lending.

One FPC member, former banker Robert Jenkins, blasted banks this week for spreading "myths" such as that tougher rules make it harder for lenders to supply credit to businesses.

The FPC recommended last year that banks publish their leverage ratios - a benchmark of how stretched their balance sheets are - from 2013, two years earlier than under the Basel III global accord.

In its minutes, the policymakers emphasised that earlier disclosure did not mean that UK banks also have to comply early with the actual leverage ratio cap set out in Basel III as well.

Cops: 5 dead in Minneapolis workplace shooting

As police search for a motive in a deadly Minnesota workplace shooting, witnesses say the gunman may have been fired from his job at a small signage company earlier in the day. ?Four people and the gunman were killed, and four others were injured. NBC's Kevin Tibbles reports.

By NBC News staff, KARE 11 and wire reports

Updated at 8:02 a.m. ET: MINNEAPOLIS -?A gunman killed four people inside a Minneapolis sign-making business before turning the weapon on himself, authorities said early Friday.

The victims' bodies were found shortly after officers arrived at Accent Signage Systems Inc., located in a residential area in the city's north side, after receiving a 911 call Thursday afternoon, according to police spokesman Sgt. Stephen McCarty.

"When officers arrived and entered the business to assist with the evacuation of employees, give aid to the victims and to search for the suspect, they found four victims dead from apparent gunshot wounds," McCarty said in a statement.

Four other people were wounded, including three critically. McCarty?declined to identify those killed or wounded, and said he did not know what connection the shooter may have had with the business, if any.

'Kind of odd'
Minneapolis Police Deputy Chief Kris Arneson said officers never fired at the shooter. She didn't release other details ? including the shooter's possible motive.

Neighbor Heather Buckingham, who told NBC station KARE 11 that she formerly worked for Accent Signage Systems as a receptionist, said the gunman was an employee of the firm who had been laid off on Thursday.

Police continue to investigate a shooting in Minneapolis that left "several" dead and four injured. KARE's Jay Olstad reports.

"The one that was doing the shooting was quiet, kept to himself," she told KARE 11. ?"Kind of odd."

Someone from inside the building called 911 around 4:30 p.m. to report the shootings, police said. The first officers on the scene quickly began evacuating people from the business and closed off several blocks.

More news from NBC station KARE 11

Marques Jones, 18, of Minneapolis, said he was outside a building down the street having his high school senior pictures taken when he and his photographer heard gunfire that sounded close.

"We heard about four to five gunshots," Jones said. "We were shocked at what happened and we just looked at each other. We all just took off running to our vehicles."

'Watched his boss get shot'
Local resident Barb Gasterland told KARE 11 that an employee of Accent Signage Systems came to her home looking for help.

"He was visibly fearful," she said. "He came running up the side of the road and asked for the phone because he was running from the shooter."

Gasterland said the man described the details of the shooting while hiding in her house for about 30 minutes.

"He had watched his boss get shot and his best friend and two other people," she told KARE 11. "He could tell one person was dead at least."

Minneapolis Mayor R. T. Rybak described the incident as a "horrible tragedy."

In a statement, Governor Mark Dayton said: "I deplore this senseless violence. There is no place for it anywhere in Minnesota. I extend my deepest condolences to the families and friends of the innocent people killed or wounded."

Local business publication Finance & Commerce reported that U.S. Under Secretary of Commerce Francisco Sanchez visited Accent Signage Systems in August in a trip focused on exporting, and praised the company for its innovation.

KARE 11 reported:

Accent Signage Systems Incorporated specializes in interior signs that help the visually impaired.

The company holds a patent for technology that imprints Braille on things like hotel room numbers and restroom signs.

Companies in 38 countries use Accent's technology.

According to the company's Facebook page, Accent started as a part-time engraving business out of company president Reuven Rahamim's basement in 1984. It has grown significantly.

Accent now employs about 30 people and earns $5 to $10 million each year.

Stephen's Blog ? Learning to Communicate

?

There is no such thing as a naturally good communicator. We are not born with the skills to get our message to others clearly, these things are learned. Yes, baby?s do have the ability to do motions and make facial expressions and display emotion, all of which are forms of communication, but naturally, they are not the best. Think about when you see a baby crying. Why is he crying? Is he hungry? Tired? Hurt? Even though the baby is communicating that he is not happy with something, we do not know what it is. Good communication comes through practice and learning.

?

The focus here is on learning. Learning to be a better communicator. If good communication is not born naturally with us, we must be able to learn it, somehow. ?This is something that is important to all people because we all strive to have our thoughts and ideas communicated effectively to others. If that is not a natural thing, we must then understand how to learn it. As people learn this, they become better communicators in their relationships.

As a communication scholar and a human being, I always wonder how I can share more of my thoughts and ideas, and how I can share them more effectively. As I try to make a name for myself in the working world now that I am getting closer to graduation, I want to be sure that potential employers see me as an effective communicator. So by learning this, I can understand how to accomplish it. As you read this, maybe you too can think about how being a better communicator can help you in some way. Maybe you can see it helping you build a stronger relationship with your significant other, or maybe you see communication helping you get a promotion at work.

John Grohol, the founder and editor-in-chief of the PsychCentral blog, said in a post that ?better communication . . . starts with one person making the effort to improve.? (Yes, I know that it is a psychology website, but I think that the ideas he lays out in the article still apply to this post quite well.) Grohol is talking about idea that it is a conscious decision to improve and to learn how to communicate better. If you read the post, he gives 9 good ways that will help you communicate better in a relationship, I recommend checking it out.

Julia Wood in her textbook ?Interpersonal Communication: Everyday Encounters? outlines 8 principles of interpersonal communication. The 8th reads: ?Interpersonal communication effectiveness can be learned.? This is saying what I have been describing above, that communication in our interpersonal relationships is not naturally occurring. That is, in order to communicate effectively we must learn how. So take for example the crying baby above. That baby will soon grow up to learn words and language. He must then be learn how those words can be used to tell others why he is unhappy. With language comes the ability to communicate more, more effectively, but only if you know how.

When I first started to understand the concept that effective communication is not learned, it hit me in a weird way. I had always thought that I can talk and write pretty well, thats all there is to it. However, in some cases and some of my interpersonal relationships, I am still (metaphorically speaking) a crying baby. I have not yet learned all there is to know about how to communicate my messages and ideas effectively. I think that if you can learn anything from this post, it is that you still can learn something. Interpersonal communication is a lifelong process that never stops or stalls. You must constantly adapt and change and learn new ways of communicating.

Thank Toyota For Continuing Commitment to Environmentally ...

By Mark Goodman

Target: Toyota Motor Corporation President Fujio Cho, and Chairman Akio Toyoda

Goal:?Thank Toyota for advancing production and wider use of fuel-efficient vehicles

Over the past few years, as gas prices have continued to climb, and the effects global warming have become a more pressing issue, people have been looking for ways to change. People are investing in forms of renewable energy, moving into smaller homes or more affordable areas, cutting down on unnecessary expenditures, and so on. However, one of the most noticeable ways people have been becoming more energy efficient is through their cars. More people are driving hybrids than ever before; but there is one that is clearly at the top?the Toyota Prius.

Introduced in Japan in 1997, and to the rest of the world three years later, the Prius quite literally revolutionized how the automotive industry looked at fuel efficiency. Now, after thirteen years of unmitigated success with the Prius, Toyota is looking to once again ramp up its production of green vehicles.

Over the next three years the company intends to introduce 21 new hybrid vehicles, including a 100% electric option. Toyota hopes to have a fuel cell powered car on the market in 2015. The initial run of electric cars will be limited in number and expensive for consumers, but they are also releasing a more affordable all-electric version of their popular Rav-4. The proliferation of fuel cell technology in cars would represent a massive leap forward in terms of green technology and renewable energy, as they use hydrogen to produce electricity and have virtually zero carbon emissions.

Obviously, Toyota has a significant financial motive in developing these technologies (the last couple years have not been kind to automobile manufacturers), but that is not the point. The simple fact is that they are committed in the long term to developing these technologies which have already proved beneficial for consumers and the planet. Sign this petition and thank Toyota for its continuing commitment to efficient energy solutions and environmental responsibility.

PETITION LETTER:

Dear Mr. Cho and Mr. Toyoda,

I am writing in regards to your plans to increase your production of hybrid, electric, and fuel cell vehicles. These are important steps in the automotive and environmental worlds and I would like to thank you for them. For some years now the Toyota Motor Corporation has been on the forefront of fuel-efficient vehicles and does not seem to show any signs of slowing down.

Carbon emissions and crude oil shortages continue to be problems that affect the world at large. They have forced many people to rethink their lifestyles and consumption habits. Some people have not had the luxury of doing this by choice. Those who have however, have often turned to one of your most popular cars, the Prius, as a means of lightening their own burden financially, as well as the Earth?s burden, environmentally. Since its introduction the Prius has represented a tremendous advance in green technologies, and the rapid rate at which they have been selling goes to show just how eager people are to embrace such technologies.

Now, you have announced that you will be taking what you started with the Prius even further by introducing nearly twenty-one more hybrid and electric cars to your catalog over the next three years, with hopes of having a fuel cell powered option on the road in that same time frame. Mr. Cho, Mr. Toyoda, the two of you and all of those who work for you have once again revolutionized green automotive technology, something you should be extremely proud of.

These advances, which you are on the cutting edge of, are certain to help the world and be beneficial to the environment. Once again, thank you. I hope this new run of environmentally friendly vehicles is a great success for you.

Sincerely,

[Your Name Here]

Act Out Loud for Safe Teen Driving - Super Healthy Kids

Recently, I traveled to Chicago to take part in a discussion about safe teen driving.? While healthy eating and exercise is important for kids health, the truth is, car crashes are the no. 1 cause of death and injuries for teens in the United States, so it deserves attention!

Of all the things I learned during this conference, one thing has stuck with me more than everything else.? The more experience behind the wheel teenagers get, the less likely they will be involved in a traffic accident.? While that might seem obvious, before this conference, I saw my kids turning 16 years old as the day I didn?t have to sit in the passenger seat with them anymore.?? However, now, after hearing stories and advice,? I will continue to be in the car while they are learning to drive, even AFTER they have their license, until I feel they have enough experience.

So, while experience is the one thing I have changed my attitude about, the second and perhaps more important focus of this conference was on limiting distractions like texting.

The purpose of this post is to get the teenagers involved with sharing the message with their peers about distracted driving.?? Act Out Loud is encouraging kids to raise their voices about Safe Teen Driving by hosting a contest.? They are encouraging teams to get together and :

  • Host a school rally
  • Encourage peers to pledge for safe driving

In return, they will be given a toolkit to make it happen and the winning team will receive $10,000 for their schools!

We were able to meet the kids who won the Act Out Loud competition last year at the conference. I love their slogan!? ?If you Text, You?re Next!?? Very clever Lake City High!

if you text youre next

Check here to see if any schools in your state are already participating!

Some key messages I walked away from at this conference was:

  • Parents are dominant influence on kids.
  • Teens are more likely to follow GDL rules when parents set expectations, rules, and consequences.
  • Parents need to be educated on what their states driving rules are for teens.
  • Skill related issues for teens are not understood by many parents.? Many parents try to teach parallel parking, when other skills, like judging distance and speed of oncoming traffic is more significant.
  • Parents are critical to making GDL (graduated driving laws) effective.? but many don?t know what to do or are not engaged in it.

And of course, you can?t go to a conference without meeting some amazing bloggers in real life!? These fun ladies I met are: Tammy from Three Different Directions, me,? Jennifer from 5 Minutes for mom,? and Sheila from Clever Girls Collective

So, check if your school is involved, and if not, let them know about this important contest!

Tips To Keep You On Top With Commercial Real Estate | Eric Chua ...

Don?t neglect to dot even one i or cross even one t when making a commercial real estate transaction. No matter how much you think you know on this subject, it is possible that you are missing something small, or that you were unaware of. This article is full of commercial tips will shed some light on the subject.

It helps if you show people you know what you are talking about, so try writing a newsletter or have a website. By doing this, you will be able to locate people who are looking to buy or lease the type of property you offer.

The borrower needs to order an appraisal for a commercial loan. If someone else orders an appraisal for you, the bank may not accept that appraisal. Cover yourself and your interests by ordering it yourself.

TIP! When you are looking at a commercial property, be sure to look at the neighborhood, too. If you are looking in a high-rent neighborhood, you may have a better chance at success once you get going because of the potential of area residents to have money to spend.

Find your financing before you do anything else. Commercial lenders and loan products are different than home loans. Some aspects of commercial loans are better than those of home loans. Commercial properties require huge down payments, but regulations make it possible to avoid responsibility if things go bad. Additionally, banks aren?t as picky about how you come up with the down payment.

Tax Adviser

Talk to a good tax adviser before buying anything. The tax adviser will explain information about the overall costs of the buildings, and can elaborate more about how taxes will affect your income. Utilize the advice given to you by your tax adviser in order to locate a property in an area where your investment will incur the least taxes.

TIP! Think larger when you?re thinking about two commercial properties that are viable. Regardless of whether the property you decide on has twenty units or fifty, the process of obtaining financing will be the same, and in both cases will require substantial effort.

Find out how your real estate agent conducts negotiations. Ask them what specific training, expertise and professional experience they might have. Look for a broker who cares both about ethics and helping you succeed. Ideally, he or she should be capable of helping you get good deals without resorting to immoral or illegal activity. A quality broker will be happy to share examples of their past work with you if you ask, including both deals that were successful and those that weren?t.

Remember that your relationship to the investors or lenders plays an important role. Many commercial properties are bought and sold without ever going on the open market. Having many people in your address book increases the chance that you are exposed to such deals.

Remember that size is everything when you are shopping for a permanent space for a growing business. You should rent commercial properties that will allow your business to grow.

TIP! Commercial loans differ in several ways from residential loans; for one, they require a higher percentage deposit. It is in your best interest to search for the most trustworthy lenders and locate the best possible investments.

Arrange a number of fellow investors ranging from trusted family and friends to professional financers who can make sure you have access to cash flow prior to buying commercial property. Ideally, your contracts should include clauses that allow you to pay back loans with fixed-interest rates; you might also devote a set percentage of your revenues from the property.

You will need to have all of your financial information if you want to procure a commercial real estate loan. Without these important documents, most lenders will not feel confident enough to provide you with the needed funds.

Purchasing commercial real estate is a much more lengthy and complicated process than that of buying a home. Understand, however, that this additional time and effort often translates into higher returns.

TIP! Take the time to be certain you are satisfied with a piece of real estate before you purchase it. Never rush into an investment.

Be aware of the potential tax benefits of investing in commercial property. As with home mortgages, the interest paid on commercial real estate loans is tax-deductible, as is depreciation. Sometimes an investor will get a bit of money that is taxed even though it is not received. Learn about phantom income and taxes on commercial income before you invest in your first property.

Pro Forma

You should do this to ensure that the terms are the same as the pro forma and the rent roll. If these key terms aren?t reviewed by you, you might identify a term left unconsidered by the rent roll, meaning the pro forma gets changed.

TIP! Find a good attorney who will help you through every step of your commercial transaction. If something suddenly comes up and causes problems you will need to have someone on your side who can clear you of any wrong-doing.

Know what to expect from your realtor by asking them questions about successes and failures. Ask the person what criteria is used to gauge the success of results. Strive to understand the various strategies that they employ. You and your broker need to agree on these ideas and how to make them work.

You need to figure out exactly what type of space your business needs before you start looking for commercial property to lease or buy. You should be aware of every aspect of your ideal office space. If you hope to expand your business, you may want to buy extra space to save time, money and effort in the long run, especially if it?s a buyer?s market at the time of your purchase.

Square Footage

TIP! Check out where the utility hook-ups are on any commercial property. You will need access to electricity, water, sewer and maybe gas in addition to any unique need that your business has.

One thing you should be clear about when purchasing or selling property is the amount of square footage that exists. When dealing with commercial square footage, it is important to know both the total square footage of the space as well as the usable square footage, which is determined to be the space where actual business takes place. It?s important that you know both measurements for any property on your short list, as this will affect what you offer for the property.

Commercial property has many avenues; therefore, you should never assume you know everything. Work under the assumption that there is more to learn, so that you will always be seeking out new information and new ways to profit from your investments. Use these tips to

To Raise More Money, Talk About Impact, New Guide Advises ...

To raise more money, nonprofits need to tell donors how the organizations? work is making a difference, counsels a new fundraising guide.

?Donors say that information about a nonprofit?s approach, expected results, effectiveness, and past performance?in other words, impact information?is most important to them but hardest to find,? write the co-authors of More Money for More Good.

The manual is based on a study that found donors would be willing to shift $15-billion in giving to high-performing nonprofits if they had easy access to good information about the organizations? work. The study, conducted by GuideStar, the nonprofit online publisher of data on charities, and Hope Consulting, was based on surveys of more than 5,000? donors, 875 donor advisers, and 725 foundation officials.

Giving donors information about the effect of a group?s work doesn?t mean overloading them with research data, says Greg Ulrich, a director at Hope Consulting who co-wrote the guide with Bob Ottenhoff, GuideStar?s former chief executive.

The manual recommends that organizations complete the Charting Impact questionnaire, an effort by GuideStar, Independent Sector, and BBB Wise Giving Alliance to encourage nonprofits to articulate their results more clearly.

?Part of the impact and effectiveness information people want is, What?s your strategy? Why do you think it?s going to work?? says Mr. Ulrich. ?Even if there aren?t results, that?s a really useful dialogue to have.?

Chris Brown Gets Another Wrist Slap

What a world for Chris Brown. Even though he likes to think of himself as a victim of the merciless celeb news machine, he has gotten off pretty easy on every level. I can?t help but still have some rage in me over the Rihanna thing. Yes, I know it?s been a while, and we are supposed to be a nation of forgivers. But it really makes the pill harder to swallow when you hear about him joking to women he picks up that he ?won?t beat them? if they go home with him. Here are a few things that get on my nerves: Being convicted of a violent felony without doing any real time? Yep. That?s him. He has yet to really own up to anything he has done, or even really act humble about it. He didn?t serve any real time. In fact, the judge even puckered up and kissed his butt over being such a model offender for the job well done while he completed his community service. How nice. Being involved in a violent bar fight while on probation? Well, this one is a little foggy. So far it?s hard to tell who started what, and [...]

Wanderful logoA startup called Wanderful Media wants to find a place for circulars (those printed flyers full of the latest deals and coupons) in the digital world. Circulars have long been a staple of printed newspapers, and it sounds like the media companies are pretty invested in helping this model make the digital transition. Specifically, 12 of those companies have collectively invested $22 million in Wanderful (which previously did business as ShopCo Holdings). The investors include Cox Media Group, The E.W. 10 Clever Ways To Use Flour (Other That Eating!) - Articles :: Networx

undefinedI live in Portland, Oregon ? the progressive playground of North America. Where all things crunchy and cutting edge rule, like green roofers in Portland, as long as said ?cutting edge? is vegan and solar-powered, of course.

A few years back I saw a mustached man riding a fixed gear bike and wearing a tee shirt which read, ?Gluten-free is the new black?. The end.

But seriously, ?gluten-free? hit Portland and spread like wild fire, just as it now seems to be spreading across the entire country. And at first I laughed and scoffed . . . until I was diagnosed with my own gluten intolerance. That?s another story.

The point is, maybe you?re trying to get rid of gluten, too? Or maybe ? and maybe more likely ? you have some old expired flour that?s been invaded by bugs and you don?t want to bake with it. Or maybe ? and maybe most likely of all ? you?re just looking for some creative, cheap projects? Well hello then! Have I got a list for you:

1. Make modeling clay.
To make a simple clay, just mix 3 cups flour with 1 cup water, ? cup salt, and 1-2 tablespoons vegetable oil. You can add a few drops of food coloring, too. Knead the dough until it?s uniform, then mold it into whatever shapes you desire. Bake in the oven for an hour at 250? to harden. We did this for Christmas ornaments one year and it was easy and adorable!

2. Make play dough.
Similar to modeling clay but not meant for baking, play dough is easy to make and lasts a lot longer. To make, just mix 2 cups flour with 2 cups warm water, 1 cup salt, and 2 tablespoons vegetable oil. An optional tablespoon of cream of tartar will improve elasticity, while food coloring can be added for fun variety. Store your play dough in an airtight container or plastic bag.

3. Make cloud dough.
Cloud dough is a fun and funky sensory experience for children. Just mix 8 cups flour with 1 cup baby oil. Cloud dough feels a lot like flour, but it?s moldable!

4. Refresh a deck of cards.
You can spruce up an old playing deck by dropping the entire thing (loose) into a paper bag with about a ? cup of flour. The thirsty flour will soak up all the oils and grime from years of dirty fingers, greasy snacks, etc.

5. Deter ants.
You can help keeps ants at bay by sprinkling a thick line of flour wherever you see them entering or exiting. Supposedly, they won?t cross the barrier. Supposedly. A professional exterminator might work better.

6. Buff steel.
You can use dry flour and a cloth rag to buff your stainless steel sink, appliances, etc. Apply it dry with elbow grease, then rinse it off and let it shine.

7. Polish copper.
You can also polish copper using a mixture of equal parts flour, salt, and white vinegar. Apply the paste to your metal, allow it to dry, then buff it off. The copper beneath should be shiny like new.

8. Make homemade spray glue.
This stuff is great to have around on hand for a cheap, non-toxic adhesive. Find easy instructions here.

9. Make paper mache.
We all did this in elementary school, right? Well, this is a bit more advanced than the standard balloon globe. For example, these gorgeous bowls using vintage paper! http://www.cutoutandkeep.net/projects/vintage-paper-bowl-2

10. Sprinkle it on squash or potato plants.
Many gardeners swear by this old, all-natural pest control tip. To rid yourself of buggy predators, simply sprinkle the squash or potato plants with a fine layer of flour.

Checkdown: BCS chaos averted with Florida State, Notre Dame, LSU victories

Notre Dame didn?t just end a three-game losing streak to rival Michigan on Saturday night. Didn?t just beat the Wolverines for only the second time in seven tries. Didn?t just move to 4-0 for the first time since 2002.

No, the 11th-ranked Irish accomplished something else in the 13-6 victory before a charged-up crowd in South Bend, Ind.

SN PHOTO GALLERIES: College football Week 4 | Big Hits

They took winning ugly to a whole new level.

Four times in the first half alone they intercepted nemesis Denard Robinson. In all, the Irish defense generated six turnovers.

And yet they mustered all of one touchdown and a couple of field goals?10 of those 13 points coming off, you guessed it, turnovers.

Michigan outgained Notre Dame, 298-239. Combined, there were barely half as many yards gained as the teams had (965) in last season?s 35-31 classic.

Like we said, ugly.

They have the quarterback controversy that just won?t quit, too. Everett Golson started again and was picked off twice in the first half, so coach Brian Kelly?in what has become his signature move?yanked his starter for Tommy Rees.

Rees didn?t do much to speak of, but he was efficient throwing the ball and didn?t make any big mistakes. And yet Kelly maintained after the game that he?s ?still committed to Everett.?

?This is going to be the situation all year,? Kelly said. ?Everett?s our guy, but Tommy (can relieve Golson) in a pinch.?

There were many positives for the Irish. Clearly?after holding Michigan State and No. 18 Michigan (2-2) out of the end zone in consecutive weeks?they have one of the best defenses in college football this season. And they have one of the best defensive players in the country in linebacker Manti Te?o, who continued his dominant play with two interceptions.

?Any time you play a Michigan team with Denard Robinson and hold them to six points ?? Kelly began, before taking a slight change of direction.

?It?s been a pretty consistent performance by our defense the whole year.?

Notre Dame started 4-0 in 2002 and wound up with 10 wins and a trip to the Gator Bowl, in Tyrone Willingham?s first season as coach.

The 2012 version looks at least as good as that team was. If the quarterback play improves, there?s no reason Notre Dame can?t put itself back into the BCS mix.

WHAT MIGHT HAVE BEEN

Just think about how close we came on Saturday night to all-out chaos.

No. 2 LSU?s 12-10 victory at Auburn wasn?t much (at all?) prettier than the Notre Dame-Michigan game, but it sure provided a whole lot of tension. Auburn had the opportunity on each of its final five possessions to take the lead but just couldn?t outfight LSU?s crazy-good defense.

?We were tested,? Tigers coach Les Miles said, ?and we answered the call.?

While Miles and the Tigers (4-0, 1-0 SEC) were in the throes of a second-half dogfight, No. 4 Florida State was down two scores to 10th-ranked Clemson in Tallahassee. Meanwhile, No. 6 Oklahoma was struggling to make anything good happen vs. 15th-ranked Kansas State in Norman.

The Wildcats (4-0, 1-0 Big 12) finished off their upset, 24-19, giving coach Bill Snyder just his second win ever over Bob Stoops. It officially made the Big 12 the most exciting, most wide-open race for first place in college football. Clearly the Sooners (2-1, 0-1) aren?t out of anything yet. K-State, Texas, West Virginia and TCU all look good enough to figure into the league?s championship equation. Can one of them go unbeaten and get to the BCS title game? No reason to rule that out yet.

But imagine if LSU had fallen. If FSU (4-0, 2-0 ACC) had fallen. If Notre Dame had fallen. Any losses in those games would increase the likelihood that at least one non-unbeaten would play for the title on Jan. 7 in Miami.

In other words, increase the chaos.

THIS AND THAT

? ?This one is probably on me,? Oklahoma quarterback Landry Jones told reporters after the loss. We appreciate Jones? intent, but, no, it wasn?t on him. It was on the shoulders of Collin Klein, an unsurpassed leader in the college game this season, and he more than delivered. The senior quarterback rushed for a go-ahead touchdown in the fourth quarter and moved the chains with his legs on the drive that iced the game. His offense had zero turnovers; that was the stat of the night in Norman.

? An unreal day for the MAC, whose teams went a combined 7-3 and knocked off not one, not two, not three, but four opponents from BCS leagues. Central Michigan scored 10 points in the final minute to win 32-31 at Iowa. And the other three wins came on MAC home fields: Western Michigan over UConn, 30-24; Northern Illinois over Kansas, 30-23; and Ball State over USF, 31-27. See what happens when these non-BCS teams get to play in their own back yards?

? The Big Ten continues to humiliate itself, but aren?t we all numb to it by now? Forget Iowa?s gag; did you catch what happened to Illinois? Louisiana Tech happened to Illinois, to the tune of 52-24 in Champaign. Meanwhile, Northwestern and Minnesota are 4-0. That?ll get the Crimson Tide quaking in their boots.

? Tip of the cap to Colorado coach Jon Embree. Long-term, he may be in a hopeless situation with the Buffs (1-3, 1-0 Pac-12), but somehow he and his staff kept their players? hope alive even as they trailed 31-14 in the fourth quarter at Washington State. Worth repeating: This team lost by 55 points at Fresno State in Week 3. Who cares if quarterback Jordan Webb had three turnovers and was sacked five times in the 35-34 win? Webb was money when it counted. Even if the Buffs lose all their remaining games, at least they?ll have a fun memory.

? But Embree doesn?t win our Coach of the Day award. That goes to Mike Riley of 2-0 Oregon State. Not only has Riley brought his team from the depths of a disastrous 2011 to wins over ranked foes Wisconsin and UCLA to start this season, but he rewarded the Beavers before they left L.A. with an In-N-Out run. Double-Doubles for everyone!

? Florida (4-0, 3-0) already has three SEC wins, the latest a 38-0 mauling of Kentucky. Which factoid is worse, Kentucky?s 26 straight losses to the Gators or Auburn?s three losses before Oct. 1 for the first time ever?

? Big win for Miami (3-1, 2-0 ACC) at Georgia Tech, where the Hurricanes led 19-0, then saw the Yellow Jackets score 36 straight, then scored 23 in a row themselves to prevail 42-36 in overtime. What a streaky game. Freaky-streaky.

A SIX-PACK OF GAME BALLS

EJ Manuel, QB, Florida State. 27-of-35 passing, 380 yards, 2 TDs, 0 INTs; 12 carries, 102 yards rushing in a 49-37 win vs. Clemson.

David Harman, K, Central Michigan. 4-for-4 on FGs, including a 47-yarder with 11 seconds left, in a 32-31 win at Iowa.

Tavon Austin, WR, West Virginia. 13 catches, 179 yards, 3 TDs in a 31-21 win vs. Maryland.

Le?Veon Bell, RB, Michigan State. 36 carries, 253 yards, 1 TD in a 23-7 win vs. Eastern Michigan.

Kenny Cain, LB, TCU. 2 INTs, 1 fumble recovery in a 27-7 win vs. Virginia.

Bob Diaco, defensive coordinator, Notre Dame. Time to start giving this man some love.

THAT?S RIGHT, HE SAID IT

?Keep pounding them, keep pounding them, keep pounding them until the best team won.? ?Kansas State running back John Hubert (130 yards, 1 TD) on the Wildcats? strategy at Oklahoma
